Easement and use rights.

(b) Subject to the provisions of subdivision (6) of subsection (a) of section 47-244 and section 47-254 , the unit owners have an easement in the common elements for access to their units. (c) Subject to the declaration and rules, the unit owners have a right to use the common elements that are not limited common elements and all real property that must become common elements for all appropriate purposes.
