524. DENSITY - FLOOR AREA RATIO (FAR) (D-4)

DENSITY โ€“ FLOOR AREA RATIO (FAR) (D-4) Residential density is subject to the Inclusionary Zoning requirements and bonuses of Subtitle C, Chapter 10. The maximum permitted FAR for a building in the D-4 zone shall be 7.8, which can be achieved: If all FAR is residential and accesses the Inclusionary Zoning bonus; If all FAR exceeding the non-residential density permitted in Subtitle I ยง 524.4 is residential and accesses the Inclusionary Zoning bonus; or (c) If conditions (a) or (b) are not satisfied, through the use of credits pursuant to Subtitle I, Chapters 8 and 9. The maximum permitted residential FAR for a building in the D-4 zone shall be 6.5 for a building not subject to Inclusionary Zoning. The maximum permitted non-residential FAR of a building in the D-4 zone not employing credits enabled by Subtitle I, Chapters 8 and 9 shall be 6.5.
