516. DENSITY - FLOOR AREA RATIO (FAR) (D-3)

DENSITY โ€“ FLOOR AREA RATIO (FAR) (D-3) The maximum permitted FAR for a building in the D-3 zone shall be 9.0, which can be achieved: If all FAR is residential; If all FAR exceeding the non-residential density permitted in Subtitle I ยง 516.3 is residential; or If conditions (a) or (b) are not satisfied, through the use of credits pursuant to Subtitle I, Chapters 8 and 9. Except for IZ Plus Inclusionary Developments, residential density in the D-3 zone is not subject to the Inclusionary Zoning requirements or bonuses of Subtitle C, Chapter 10. The maximum non-residential FAR of a building in the D-3 zone not employing credits enabled by Subtitle I, Chapters 8 and 9 shall be 6.5. The density of a building in the D-3 zone constructed as part of a PUD may be increased in accordance with Subtitle X ยง 303.3.
